A garage is included in the tenancy. The jetty may be used by further arrangement.

If there are rooms in the property without wall-mounted/fixed heaters, no heaters are provided in those rooms. This deviates from the industry standard.
NOTICE PERIOD
Nine-month minimum term, followed by a mutual notice period of three months.
LANDLORD'S SECURITY REQUIREMENTS
As security for this tenancy, the tenant may choose to set up a rent guarantee arranged by Søderberg & Partners. This guarantee costs 12 % of 4 months' rent, and is a one-off cost valid for the 3-year contract period.

ENERGY RATING
There is no energy certificate for the property. Under current regulations it is therefore automatically placed in energy class red G.
SPECIAL PROVISIONS
The property is the landlord's own home, which gives the tenant fewer rights than when renting other housing, cf. section 11-4 of the Tenancy Act (husleieloven § 11-4).
There are restrictions on drilling holes or putting screws in walls and ceilings, and felt pads must be placed under all furniture. Pets and smoking indoors are not permitted unless otherwise agreed in writing.
CONTRACT
The deposit/guarantee and rent must be paid before handover. The tenant will be required to sign a move-in and move-out report to confirm the condition of the property.
